Encapsulating a Crawlspace in Simsbury, CT
Challenge
These home owners in Simsbury, CT called us out to help them with an issue they were having in their home. The issue was that their master bedroom was freezing cold no matter what they did. When our building science specialist got there, he saw that the master bedroom was right over a crawlspace. The crawlspace underneath the room is the same temperature as outside. When it is winter time, you can see how this area would make the bedroom freezing cold.
Solution
To fix this problem we have to insulate the crawlspace underneath the master bedroom. First thing we have to do is completely clear out the crawlspace of all debris. Once we have a nice empty crawlspace, we start by insulating the walls with our 2" silverglo EPS foam board. After that, we lay down our dimple drainage mat. This will allow and water vapor that comes up through the poris concrete to properly evaporate. The next step is to put down our terra-block insulation board over the drainage mat for some much new R-value. After that we lay out our cleanspace 20mil vapor barrier. This will block any moisture or allergens from getting into this new encapsulated space we are creating. The last step is to spray the rim joist with our 2-part expandable spray foam. This will stop any outdoor elements from getting into this newly encapsulated space. Once this is all completed the bedroom above is not exposed to extreme outdoor temperature. Now this room is way more comfortable and more energy efficient!
